Is there a need for more housing in this location?

North Northamptonshire has a local housing need of 40,000 dwellings (including the appropriate buffer as per national policy), with a proportion of this need (250 dwellings) to be directed to Earls Barton. The site will also provide 40% affordable housing.

What will happened to the biodiversity and wildlife within the site?

Clayson Country Homes is committed to providing BNG, this will be achieved through onsite enhancements and where necessary offsite enhancements.

Will there be any benefits for the local community and residents?

The proposed development will provide new high-quality dwellings, pedestrian connectivity to Earls Barton to the east, and will provide accessible open space.

Contributions towards the local infrastructure such as education and healthcare will be made within a Section 106 Agreement, to be made between Clayson Country Homes and the local authority.

Will there be impacts on the highway network?

Primary access will be taken from Doddington Road with a network of secondary internal roads leading to individual dwellings, roads will be a suitable width to allow for safe tracking of refuse vehicles.

Strong pedestrian links to Earls Barton will be provided to encourage active modes of transport and reduce car dependency through high-quality footpaths.

The internal highway network of primary and secondary streets will create safe access for all pedestrians and road users.

How will the proposed scheme be sustainable?

Solar panels will be provided to dwellings to support renewable and green infrastructure, and dwellings will be provided with Electric Vehicle charging points. New footpaths will be created from the south west of the site to encourage active means of travel to the centre of Earls Barton.
